IMPORTANT NOTICE: This document is a general company policy template prepared for EASY HOMES Modular & Portable Homes. It is provided for organizational purposes only and does not constitute legal advice. Applicable construction, consumer-protection, and contract laws vary by province, state, and country. This policy should be reviewed and approved by a licensed attorney in each jurisdiction where EASY HOMES operates before formal adoption.

1. Purpose and Scope

This Company Policy ("Policy") establishes the standards, terms, and operating principles that govern the design, sale, manufacturing, delivery, and installation of housing products offered by EASY HOMES Modular & Portable Homes ("EASY HOMES," "the Company," "we," "us," or "our"). This Policy applies to all products sold under the EASY HOMES brand, including but not limited to:

• Prefabricated Homes (wooden, modular, and panelized housing units);

• Folding Container Homes (expandable steel-frame housing units); and

• Park Model Trailers / Trailer-Villas (wheeled, relocatable dwelling units).

This Policy applies to all employees, contractors, dealers, distributors, and customers engaged in the purchase, sale, or installation of EASY HOMES products, across all jurisdictions in which the Company operates, including Canada, Greece, and other international markets.

2. Company Overview

EASY HOMES Modular & Portable Homes is a house construction company with over 20 years of industry experience and an international presence. The Company partners with manufacturers across China, Russia, Poland, Europe, the Caribbean, and North America to supply high-quality prefabricated and modular housing solutions that meet applicable international standards.

3. Products Covered by This Policy

3.1 Prefabricated Homes

Factory-built residential units, delivered in sections or modules and assembled on a permanent foundation at the customer's site. Prefabricated homes are treated as permanent structures and are subject to all applicable local building codes, zoning bylaws, and permitting requirements.

3.2 Folding Container Homes

Steel-frame housing units manufactured to fold for compact shipping and unfold for rapid on-site deployment. Depending on installation method (temporary vs. permanently affixed to a foundation), these units may be classified differently under local law and may or may not require a building permit.

3.3 Park Model Trailers / Trailer-Villas

Wheeled, relocatable dwelling units that remain capable of being moved and are not permanently affixed to the ground. These units are regulated as trailers/towed vehicles in some jurisdictions and as manufactured housing in others. Classification, permitting, and utility-connection rules vary significantly by country, province, and municipality; it is the customer's responsibility to confirm local requirements prior to purchase and installation.

4. Quality, Materials, and Manufacturing Standards

EASY HOMES is committed to the use of high-quality materials and craftsmanship in every project. All products are manufactured in accordance with the applicable standards of the destination market, which may include, without limitation:

• Canada: Ontario Building Code (OBC), CSA A277 (modular buildings), CSA Z240 (manufactured homes), and CSA Z241 (park model trailers), or the equivalent code in the applicable province;

• Greece: Law 4495/2017, the New Building Code (Law 4067/2012), Eurocodes, and the Greek Anti-Seismic Code, where applicable;

• Other jurisdictions: the relevant national or regional building and safety codes in force at the time of manufacture.

EASY HOMES reserves the right to substitute materials or components of equal or superior quality where the original specification becomes unavailable, provided the substitution does not materially affect the function, safety, or agreed specifications of the unit.

5. Permits, Zoning, and Regulatory Compliance

EASY HOMES products are manufactured to meet recognized construction standards; however, the issuance of building permits, zoning approvals, and utility connections remains the sole responsibility of the customer, unless otherwise expressly agreed in writing in a separate service agreement.

• The customer is responsible for confirming that the intended installation site is legally buildable and complies with local zoning bylaws before placing an order.

• The customer is responsible for obtaining all required building permits, site plan approvals, and inspections applicable in their jurisdiction.

• EASY HOMES does not guarantee that any product is exempt from permitting requirements in any given municipality, province, or country, and classification of a unit (e.g., as a permanent structure vs. a towable trailer) is determined by local authorities, not by the Company.

• Where EASY HOMES agrees to assist with permit applications or documentation as part of a project scope, this will be defined separately in the applicable sales or service contract.

6. Payments and Contract Terms

• All projects are governed by an individually signed sales contract, which sets out the total price, payment schedule, delivery timeline, and scope of work.

• A deposit is required to confirm and initiate each order, with the balance payable according to the milestones defined in the contract (e.g., production completion, shipment, delivery, or installation).

• Every payment made by the customer will be documented with a valid receipt or invoice.

• Prices are subject to change for new orders but will not change for orders under an executed contract, except where explicitly permitted by that contract (e.g., customer-requested modifications).

7. Delivery and Installation

• Estimated delivery and installation timelines will be provided at the time of contract signing and are subject to factors outside the Company's control, including customs clearance, weather, and site accessibility.

• The customer is responsible for ensuring the installation site is accessible, level, and prepared to receive the unit, including any required foundation work, unless site preparation is expressly included in the contract.

• Risk of loss or damage transfers to the customer upon delivery and acceptance at the agreed site, unless otherwise stated in the contract.

8. Warranty Policy

EASY HOMES provides a limited warranty on the structural components and workmanship of its products, the specific terms, duration, and exclusions of which are set out in the warranty certificate provided with each unit. In general:

• The warranty covers manufacturing defects in materials and workmanship under normal use and conditions.

• The warranty does not cover damage resulting from misuse, unauthorized modification, improper site preparation, natural disasters, or failure to perform recommended maintenance.

• Warranty claims must be submitted in writing to EASY HOMES within the timeframe specified in the applicable warranty certificate.

• Any modification, structural alteration, or relocation of a unit performed without prior written authorization from EASY HOMES may void the applicable warranty.

9. Cancellations and Refunds

• Cancellation requests must be submitted in writing. Refund eligibility and any applicable cancellation fees will depend on the stage of production reached at the time of the request, as set out in the signed contract.

• Deposits may be non-refundable once production has commenced, unless otherwise stated in the contract or required by applicable consumer-protection law.

10. Limitation of Liability

To the maximum extent permitted by applicable law, EASY HOMES' liability in connection with the sale, delivery, or installation of any product shall not exceed the total amount paid by the customer under the applicable contract. EASY HOMES shall not be liable for indirect, incidental, or consequential damages, including but not limited to loss of use, loss of income, or costs arising from delays outside the Company's reasonable control. Nothing in this Policy limits any liability that cannot be excluded or limited under applicable consumer-protection or other mandatory law in the customer's jurisdiction.

11. Customer Responsibilities

• Providing accurate site information, measurements, and access details prior to production and delivery;

• Securing all required permits, land-use approvals, and utility connections applicable in their jurisdiction;

• Maintaining the unit in accordance with the manufacturer's care and maintenance guidelines;

• Notifying EASY HOMES promptly in writing of any defect or issue covered under warranty.

12. Confidentiality and Data Protection

EASY HOMES respects the privacy of its customers and will handle personal and project-related information in accordance with applicable privacy legislation in each jurisdiction of operation, including, where applicable, Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and the EU/Greek General Data Protection Regulation (GDPR) framework.

13. Dispute Resolution

In the event of a dispute arising from a sales contract, the parties agree to first attempt to resolve the matter through good-faith negotiation. If a resolution cannot be reached, the dispute shall be resolved in accordance with the governing law and jurisdiction clause specified in the applicable sales contract.

14. Amendments to This Policy

EASY HOMES reserves the right to amend this Policy at any time to reflect changes in applicable law, regulatory requirements, or business practices. The version in effect at the time a sales contract is signed shall govern that transaction, unless otherwise agreed in writing.
